The project proposes an urban system based in groups of villas set up around an open semi-public garden.
This space provides sunlight and wide views to all the villas while it encourages human interaction and communication.
Four cores –one for each phase of the project- contain in their podiums the retail and facilities areas, and a parking lot in the roof. Small type offices are contained in different towers over the cores. By adding all the common areas and small type offices in the four compact cores, we can reduce the density of the plot and increase the park area.
A grid of roads organizes the vehicles traffic while several paths cross the garden allowing separate pedestrians and vehicles.
Central gardens are sized and landscaped in different ways, combining grass and trees with stone plazas, wooden paths and water ponds, allowing different uses. This, combined with the different types of villas, offers the project a sense of diversity.
Villas are designed considering solar orientation, relation with the access road and the possibility of combining two or three single villas in a larger one. As a result, there are in total fifteen different types.
The green color of the facade fits the buildings into the landscape. Different tones and window size are arranged according to the orientation: larger windows and pale tones face south, while smaller windows and dark greens faces north. East and west are gradated light to dark.
The facade gives an innovative and attractive image to the project, while represents a simple constructive solution.
